SCOPE OF SERVICES

Architectural Design & Planning

We develop creative, well-considered design solutions that respond to site conditions, program requirements, budget, and regulatory constraints. Services include feasibility studies, building assessments, conceptual design, schematic design, design development, and master planning.

Construction Documentation

We prepare detailed construction drawings and specifications that clearly communicate design intent, support accurate pricing, and facilitate efficient construction. Our documentation prioritizes clarity, coordination, and code compliance.

Permitting & Regulatory Coordination

We manage the permitting process and coordinate with local authorities having jurisdiction to support timely approvals. This includes zoning analysis, code review, and responses to agency comments.

Construction Administration

During construction, we act as the owner’s representative to help ensure the project is built in accordance with the contract documents. Services include site visits, submittal and shop drawing review, responses to RFIs, and construction phase coordination.

Historic & Adaptive Reuse

Our historic preservation and adaptive reuse work carefully integrates new design solutions, code upgrades, and improved accessibility within existing structures while honoring their history and defining characteristics.

Our team includes Phius Certified Consultants (CPHC) specializing in energy-efficient, passive building design, Certified Construction Documents Technologist (CDT) providing expertise in mastering project communication and documentation, Leadership in Energy and Environmental Design Accredited Professional (LEED AP) bringing advanced knowledge of green building practices and expertise in sustainable design, as well as National Council of Architectural Registration Boards (NCARB) certification, recognizing architects who meet rigorous national standards beyond state licensure.
