AWARD-WINNER
2015 Statewide Historic Preservation Honor Award for Excellence in Adaptive Use by Maine Preservation
A thoughtful adaptive reuse project that transformed a historic high school into a welcoming senior housing community while preserving the building’s rich architectural character.
Originally constructed in 1926, Cony High School served its community for decades before becoming vacant in 2006 following the construction of a new school facility. In 2013, Housing Initiatives of New England reimagined the historic flatiron-shaped building as a vibrant senior housing community, transforming the former school into 48 apartments for elderly residents.
The adaptive reuse project carefully preserved the building’s historic character while creating comfortable, supportive housing across the school’s original three floors. Throughout the renovation, many original architectural elements were restored and integrated into the new residential environment, celebrating the building’s history and sense of place.
Shared amenities are woven throughout the residence to encourage wellness, activity, and social connection. These spaces include a library featuring restored classroom chalkboards and original closets, a health room for visiting nurse services, an activity and yoga room with preserved chalkboards and large mirrors, and a laundry lounge designed as a welcoming gathering space for residents.
By thoughtfully repurposing a long-vacant landmark, the project gave new life to a historic community building while creating much-needed senior housing in a uniquely memorable setting.
