Located directly across from Westbrook High School, Stroudwater Senior Apartments provides 55 affordable one-bedroom residences in a thoughtfully designed four-story, 46,684-square-foot community that supports independent living, sustainability, and neighborhood connectivity.
The building offers a variety of shared amenities that encourage social engagement and wellness, including community gathering spaces, a library, in-building laundry facilities, and a multipurpose exercise room. Designed specifically for senior residents, the development balances privacy and independence with opportunities for connection and community.
High-performance design principles guided the project from the outset. The building envelope exceeds energy code requirements and performs similarly to many Passive House building assemblies. Sustainable features include a 47-kW rooftop solar array, roof-mounted energy recovery ventilation (ERV) systems serving common areas, and cross-laminated timber (CLT) elevator and stair cores that incorporate renewable building materials. The site also includes infrastructure to support future electric vehicle charging stations.
Within each apartment, innovative through-wall air-source heat pumps imported from Europe provide highly efficient heating and cooling. Their integrated condenser design reduces energy consumption, minimizes space requirements, and enhances indoor comfort for residents.
The community is closely connected to its surroundings through an existing trail network that links residents to the River Walk, Riverbank Park, historic downtown Westbrook, public transit, grocery stores, restaurants, and other essential services.
