Passive House Certified - October 2016: US Passive House Institute, Best Affordable and Best Multifamily Projects presented at the Annual Passive House Conference in Philadelphia
Village Centre was Maine’s first large-scale multifamily Passive House Institute US (PHIUS) certified project.
Located on a former brownfield site, this three-story, 48-unit affordable housing development brings new life to a previously underutilized parcel while expanding access to high-quality housing. The building offers a mix of one-, two-, and three-bedroom units designed to serve a diverse resident population.
Sustainability and long-term performance were central to the design approach. A super-insulated building envelope significantly reduces energy consumption and supports year-round efficiency and comfort. Balancing these high-performance goals with a conventional, publicly funded budget under the Maine State Housing Authority presented a key challenge, requiring careful coordination and value-driven design decisions throughout.
Beyond the residential units, the development is intentionally designed to foster community connection. Shared amenities include an indoor children’s play area, a community room with a kitchen, a library, and generous interior and exterior gathering spaces. Outdoors, residents benefit from a playground and community garden that extend daily life beyond the building walls.
Furniture consultant services were also provided for key interior spaces, including the lobby, elevator lobby, community room, kitchen, library, children’s play area, and property management office, ensuring a cohesive and welcoming environment throughout.
