A comprehensive neighborhood revitalization that enhances accessibility, sustainability, and quality of life for seniors and residents with disabilities while supporting long-term community resilience.
The revitalization of Washington Gardens transformed an aging residential community into a more accessible, energy-efficient, and welcoming neighborhood for elderly and disabled residents.
The project included comprehensive interior and exterior renovations to the community building, and 100 housing units distributed across 15 low-rise residential buildings. A primary focus of the work was improving building performance through envelope upgrades that enhanced energy efficiency, durability, and overall appearance, while extensive interior renovations modernized studio, one-bedroom, and two-bedroom apartments throughout the property.
Supporting residents' ability to age in place was a key project goal. Seventeen apartments were reconfigured to provide full physical accessibility, while two additional units were equipped with specialized audio and visual accommodations for residents with hearing or visual impairments. Unique site conditions require creative design solutions to maximize accessible building entrances and improve wayfinding and building identity, helping establish a stronger sense of place throughout the community.
Sustainability initiatives were also central to the revitalization effort. Multiple rooftop solar photovoltaic arrays totaling 145 kW were installed across the property, reducing both the community’s carbon footprint and long-term operating costs.
The result is a renewed residential campus that supports independence, accessibility, and community pride while extending the life and performance of an important affordable housing resource.
