An all-electric Passive House community that provides inclusive, affordable senior housing while strengthening neighborhood connections and supporting aging in place.
Located in Portland’s West End, Winter Landing provides affordable apartments for seniors as part of the larger redevelopment of the former Mercy Hospital campus. The project helps reconnect the campus to the surrounding neighborhood by restoring the street edge along Winter Street and creating a welcoming residential presence within the community.
Designed to support aging in place and resident well-being, Winter Landing offers convenient access to healthcare services, public transportation, grocery stores, a local café and bakery, and outdoor gathering spaces. On-site amenities include a community lounge and kitchen, laundry facilities, property management and resident services offices, and telehealth capabilities that help residents access care and support from home.
The development serves a diverse population of older adults, with 15 apartments designated for individuals experiencing long-term homelessness, 12 MaineHousing Pledge Accessible units, and 18 Mobility Accessible units. This inclusive approach expands access to stable, supportive housing for residents with varying needs and abilities.
Sustainability was a key project driver from the outset. The four-story building was designed to meet Passive House performance standards and is among Maine’s first all-electric affordable housing developments, delivering exceptional energy efficiency, resident comfort, and long-term environmental benefits.
